现行温哥华房地产市场趋势有着很奇特的现象，这让我想起一个故事,有两位枪手面对面，都在等待对方眨眼以便可以猛烈轰击对方。现今买家正等待卖主的价格下降,同时卖家也正等待买家直接来购买房产。买卖双方都阅读了这两种互相矛盾的房地产市场相关报导, 两方都希望做一个交易,但谁也不愿意率先行动。您属于哪一种呢? 

给卖家的建议
您必须基于过去与现在的市场状况, 提供一个最好的价格。这跟您的经纪是否有帮您在报章杂志上刊登没有关系。假使价格不够吸引买家，除非您愿意在市场上多等一阵子，或是您的屋子比起其他等候售出的房子更具特色，预计房子销售上可能会花费较长的时间。如果不想降价，建议卖家投资一点钱在屋子清洁或改善，让您的屋子看起来更有价值。

给买家的建议:
房屋贷款方面仍旧是与容易与划算的。银行把利率调整到超低价。您不相信的话，可以请问我们的房贷经纪，您可以省下至少5000费用。在买房上面，或许有些人只想要拥有一个很好的协议，但是每个人都希望能买到好房子。所以跟您一同寻找您想要的好房子与协商一个好价格是好的经纪(那将会是我们)该做的事情。

IT'S A STAND OFF!
This is an odd market right now. I'm reminded of two lone gunmen standing facing each other, hands inches from their guns, waiting for the other to blink so they can blast away.  Buyers are waiting for sellers to drop their prices, and sellers are waiting for the buyers to just get on with it.  Both are reading conflicting news stories about the real estate market, both want to do a deal, but neither wants to take a bullet.  Which one are you?  

Sellers:
You MUST be priced well based on past sales and what's currently on the market.  It doesn't matter if your agent is taking out full page ads in the Globe and Mail, if you're not priced sharply, expect it to take some time to sell, if you can sell at all.  There are more listings out there that are just like your place, and you have to be the best one.  If you're not reducing your price, spend some money cleaning or improving your property. Make it shine!

Buyers: 
Money is still cheap and easy to get. The bank raised rates from über-low to super low, just ask our Mortgage Broker if you don't believe me. The 5k that you might possibly save by low balling all over town won't affect your payments that much, so as always, buy a home you love and negotiate hard on it.  But buy a home you love first!  Some people just want 'a good deal', but everyone wants a good house. Besides, chances are that in 5 years you won't even remember what you paid for it.  Combining the home you love with a price you love is where a good Buyer Agent (that'd be us) comes in.   

That being said, there are some sellers out there right now who have been sitting on thier properties for way too long, and will consider all offers.  Drop me a line to get going on that.   As always, call or email the Harris Group to get cracking.
