An investment means you want to make money, how to make it simple?
If you ask me to make 10k, 30k, like those that selling their entitlements, frankly, it is not my piece of cake. If you ask me to buy new properties, the title of the thread is "Is the bubble going to burst?". So, do you think I will buy?
The key questions to me are -
1) How to make big money from the new millionaires in Asia.
2) If you ask me how to make big money from these millionaires, my answer is to be ahead of them at least 6 months - 1 year.
3) If you ask me what I am doing now, i am compiling Singapore properties.
If you ask me why I am still in Malaysia property forum? The answer is to sense the water and justify whether I should in the property auctions.
I suppose you are 'positioning' yourself and anticipating these new HNWI will be investing in Sg within the next 6 to 12 months time.
Now, this is really deep and I would say, you are in a different league, much ahead than myelf, in RE realms.......sifu
My knowledge is only 'confined' within Klang Valley, as I preferred to 'limit' my RE horizon within what I can see, feel and touch. And to venture out of my comfort zone, requires plenty research on foreign market. For Sg, all I know is, given budget is not an issue, close 1 eye and buy GCB.
BTW, what think you on the auction at Setiarasa?

I am watching at how the TS, TZ, Midfields secondary mkt goes .. it will give you an indication of where the subsale mkt is, if there are actual demands from locals for subsale mkt for RM400k apts .. i.e. whether we are really moving to a high income nationa
or if there're investors who see potentials for good rental play from the subsale mkt ..

Is it "slow to make $" or HUGE downpayment for tenanted subsale property? I know some new projects, the "flippers" just need to pay very small sum till CF (no interest)... |

So, u are saying we should follow where the mainland Chinese invests? Just because of Malaysia is not in the top 10 list of the mainland Chinese investment countries, does it mean Malaysia property is not attractive/over-priced/or what? |
This is only for your reference, it is only one of the indicators. Really depends on how you interpret it.
Looking at the generally low income among Malaysians, high end property market in Malaysia won't go too far if only rely on domestic demand. |
If you said this? Does Mainland chinese is averagely very rich? Look at the avearage income vs properties prices today in China, then you know.
No one asks you to go invest in China.
I believe there are more foregin investors investing in China property market. Also, China has enough rich people in the whole nation to absorb the properties in few big cities.
Malsysia still have a lots of cheap properties outside of KL area... I dun think it is over-price in places like Rawang... In big cities, ppl travel 1-1.5 hr to work is normal. |
Good, by all mean invest in Malaysia. No one stop you from doing that. |
